It sounds like you are looking at a used Huskee.
If it is indeed a GARDEN Tractor and not a LAWN Tractor, then it should have a heavy duty transmission. Look underneath in the center of the axle and compare with others. It should be approaching the size of a front wheel drive car transmission. Often the Model # will say GT46 or something instead of LT46. Look at the owners manual if available or talk to TSC.

I bought a brand new HUSKEE Supreme 23HP Kohler V-twin this year. I think list price is $2299.
Mine has a 54" deck. I bought a dozer blade for it but have not used it yet. It is actually 90% the same as the new Cub Cadet which is also made by MTD. It even has the "DECK WASH" system so you can hook up the hose to the deck and flush it out. It does not have the fancy plastic hood or the 27 HP Kohler. Of course the Hood doesn't matter. The extra HP doesn't matter much either since the low gearing and heavy transmission is what allows you to do the work. I like the HUSKEE Trans better. It has FH, FL and R. FL is Forward Low.
If all you want to do is cut grass and bag it that's mower work. But 3 acres is a lot so the Garden tractor should hold up better for you.
The best old used ones I've seen are Wheelhorse. Even if it's a 14 HP Kohler that's all you need since it has an extreemly rugged Trans and axle.
Remember the new small John Deere's that are sold at LOWES and Home Depot are also made by MTD so are not any better than the new Huskee Supremes or Club Cadets.
