I guess it all depends on how much time you want to dedicate to mowing. A mower sized for a TC30 (60"?) will take a while to get over 12 acres. You won't be able to let the grass get ahead of you with a finish mower, but a rotary cutter will give you a larger time window, and still give good cut quality if kept sharp and you mow frequently, and it will have more tolerance for the rocks. If I was looking at a TC30, I'd only consider a gear drive. The TC30 hydro price is usually too close to that of the TC29D, which is more creature friendly.
