I feel for you, but your price range could be a problem. Don't know how happy you would be with a true compact (18 to 30HP) for what you want to do.

Think 45 to 55HP would be better choice, but then the "bottom" price for a new tractor is 10-15 thousand.

If you're a handy mechanic, you could buy used and deal with the inevitable repair issues.
